COST ESTIMATING.

Erland establishes cost monitoring and control measures throughout the preconstruction phase to ensure the project intent and basis of design meet the project’s budget goals. We prepare detailed construction cost estimates throughout preconstruction at the following design milestones:

Design Development

Construction Documents (Guaranteed Maximum Price)

VALUE MANAGEMENT.

When we are developing the budget, our team uses value management as an insightful, creative exercise to reduce costs or add value without jeopardizing a project’s quality, schedule, or program. Should any cost issues arise through comparison reconciliation, our itemized estimate allows Erland to work with the owner and architect to quickly develop, review, and implement design adjustment measures that maximize function without adverse impacts.

Identify areas for more economical spending options

Search for cost-effective alternates

Recommend alternatives that maintain the project’s integrity

Look for additional opportunities to reduce operating costs

throughout construction

PROGRAMMING.

Erland is here from the outset to ensure that all variables are considered when determining the economic viability and future development of your assets. We provide an understanding of exactly what can be built, the risks associated with those potential projects, and a reliable budget that ultimately improves your return on investment. Our dedicated team offers total accessibility and real-time support every step of the way; delivering a turn-key effort that starts with zoning/building assessments and rolls into construction management or design/build services. We partner with you on this journey to ensure the road to your building’s long-term success is a smooth one.

GETTING TO A GUARANTEED MAXIMUM PRICE (GMP).

A project’s scope, program requirements, and current budget are evaluated at each design milestone. The accuracy and reliability of the Guaranteed Maximum Price (GMP) are directly related to the quality and diligence of each cost estimate provided. As the design progresses, the targeted GMP is adjusted with the current qualified subcontractor bids as well as the general conditions/general requirements, which represent the duration and difficulty of the project. This is a continually evolving process until a final GMP is reached.
